There are many steps that need to be completed when purchasing a home and Kate will guide you through the entire process. Reaching out as soon as you are thinking about moving will allow Kate to help you plan and make sure you are ready to make an offer when you find your home.
Kate takes the time to understand what is motivating your move; listening to your needs and wants to ensure that the homes being sharing with you match what you are looking for in your new home. Having access to the MLS and sharing new technology and applications for you to be at the center of finding your new home is paramount, and that's just what we offer.

- Meeting to discuss your needs and wants to make sure she understands exactly what you are looking for and to talk through strategies and the current market to make sure that she can properly convey what to expect during your home search.
- Setting up a custom search portal directly in the MLS that will allow Kate to add filters to email you properties that meet your home search criteria as soon as they are listed in coming soon status and go active on the market.
- Sending you new technology as another tool for your home search. It is natural to be excited when shopping for a new home and she wants to give you additional tools in case you want to check out a home that may not be within the parameters we discussed. This allows you to see additional homes on the market and let her know if you want any filters updated in your custom portal, plus many clients find it fun to use new applications and technology, that can also be helpful after you go under contract.
- Connecting you with a lender, if you have not already been pre-approved or would like a second opinion. As a buyer, you choose the lender that you want to work with and Kate can refer you and advise you if the terms that the lender can offer will be competitive in the current market. She will make recommendations if another lender should be selected that can be competitive to make sure the terms of your offer will help you with getting your dream home under contract and to the settlement table. We will discuss this in detail during our first meeting, and will also set up all of the tools to find your home.
- Long and Foster Real Estate network of REALTORS® share information on new listings that have not yet gone active on the market, and that Kate can then share with clients, offering you an early advantage to see these listing as soon as they are available.
- Expert negotiations and strategies for when you find the home that you want to make an offer on. Kate's knowledge of the market, due diligence when formulating an offer and experience in guiding you through the most important aspects of the offer that the listing agent and seller will be looking for, are what set Kate apart to get you into your dream home. When the market shifts, her strategy follows, so that she can negotiate the best terms possible for you.
- Continued check-ins and communication help to set Kate apart by making sure you know she is actively working to find your home and that you know what to expect next, this is especially important since this is likely one of the largest transaction you will ever have to make and it is her job to make sure you remain up to date on the progress and what comes next.
