            It's time for your Anne Arundel County Market Update for August 2023 brought to you by Kate Heath, REALTOR®. The active inventory is still down Year-over-Year. This limited inventory is offsetting increases in the rates and still making it a great time to sell and keeping the market strong for homes that are priced well to sell quickly and for top dollar. The median sales price has increased by 7%, while the days on market has decreased by 6% compared to last year to just 15 days on market. Keeping an eye on inventory, prices and avg days on market are all key indicators when listing your home.

            that is not typically used during a standard home sale, such as: Incentives, lot premiums, released lots, site plan, spec homes, standard features, home gallery/vendor selections, pre-construction, pre-drywall, renderings and elevations are just some of the terminology that your agent can help you understand and talk through with you before or bring up during your visit with the builders representative to help you understand the process and ensure you are making a more informed purchasing decision.

For example, if the builder has included in their contract that they are splitting the recordation and transfer taxes, your agent can look for this on the closing disclosure that will need to be issued 3 business days before settlement in the state of Maryland.            2020 was an unprecedented year and we are so thankful to have been able to continue to work with and help our clients accomplish their real estate goals and dreams. We were able to partner with 213 clients and help these clients with listing their homes and/or purchasing a new home.  Clients that worked with us to sell their home received  100+% of their asking price and, on average, our listings went under contract in just 12 days on the market.
